Position Overview

A leading institutional real estate owner and operator is seeking a Director, Property Tax to oversee all aspects of property tax strategy, compliance, reporting, and budgeting across a large, geographically diverse residential real estate portfolio.

This highly visible leadership role is responsible for managing a significant annual property tax budget, partnering with executive leadership, and developing long-term tax strategies that support portfolio performance and operational excellence. The position offers the opportunity to lead a team of tax professionals while collaborating closely with Accounting, FP&A, Operations, Asset Management, Treasury, and Technology teams.

Key Responsibilities

Property Tax Leadership

  • Lead the property tax function across a large multi-state real estate portfolio.
  • Develop and execute property tax strategies designed to support financial objectives and operational efficiency.
  • Serve as the subject matter expert on property tax matters, assessments, appeals, and regulatory developments.
  • Evaluate and implement process improvements, automation opportunities, and technology solutions.

Budgeting, Forecasting & Analysis

  • Direct annual budgeting and ongoing forecasting activities related to property taxes.
  • Manage a substantial property tax expense budget and monitor performance against financial targets.
  • Partner with Finance and Accounting teams to ensure accurate accruals, expense recognition, and reporting.
  • Conduct variance analyses and provide actionable insights to senior leadership.
  • Support strategic planning through financial modeling and data-driven recommendations.

Compliance & Appeals Management

  • Oversee property tax compliance activities across multiple states and jurisdictions.
  • Manage third-party service providers responsible for tax payments, compliance, assessments, and appeals.
  • Develop and execute appeal strategies to minimize property tax exposure and optimize assessed values.
  • Review and approve tax payments while ensuring accuracy and timeliness.
  • Maintain strong relationships with taxing authorities and external advisors.

Financial Reporting & Controls

  • Oversee monthly, quarterly, and annual property tax reporting activities.
  • Collaborate with Treasury and Cash Management teams to support cash forecasting and liquidity planning.
  • Ensure compliance with internal controls, accounting policies, and reporting requirements.
  • Prepare executive-level presentations, analyses, and recommendations.

Team Leadership

  • Lead, mentor, and develop a team of property tax professionals.
  • Establish performance goals and support career development initiatives.
  • Foster a collaborative, results-oriented culture focused on continuous improvement.
  • Partner effectively with stakeholders across Finance, Operations, Asset Management, and Technology.

Qualifications

  • Bachelor’s degree in Accounting, Finance, Economics, Real Estate, or related field.
  • 7+ years of progressive property tax or real estate tax experience.
  • Experience managing property tax matters across multiple states and jurisdictions.
  • Strong understanding of property tax assessments, appeals, budgeting, forecasting, and accounting.
  • Demonstrated leadership experience managing teams and cross-functional initiatives.
  • Advanced analytical, financial modeling, and reporting capabilities.
  • Excellent communication skills with the ability to influence stakeholders at all organizational levels.
  • Strong attention to detail and ability to manage multiple priorities in a fast-paced environment.

Preferred Qualifications

  • Experience with large-scale residential, multifamily, commercial, or institutional real estate portfolios.
  • CPA, CFA, CMI, MBA, or other relevant professional designation.
  • Experience with property management and financial systems.
  • Familiarity with business intelligence, reporting, and analytics platforms.
  • Proven success implementing scalable processes and reporting enhancements.
